			<content:encoded><![CDATA[<p></p><p>Australian Prime Minister Julia Gillard is going to face nation this week. She will address the nation about the proposed carbon tax and she will have to please industry, environmentalists, and most importantly voters.</p>
<p>Negotiation expert, Rick Otton, believes that Ms Gillard needs to appeal not just to the powerful lobby groups, but to the man in the street as well.</p>
<p>Rick said that despite having the endorsement of high profile personalities like Kate Blanchet and support of environmentalists, the most newsroll shows that it is not popular among voters. The Newspoll published a week ago had Ms Gillard’s Labor Party with just 30 per cent of the primary vote.</p>
<p>Iven Frangi, a specialist in the field of persuasion techniques believes The Prime Minister’s speechwriters will have to work hard to ensure her message delivers the results what her party expects.</p>
<p>Rick agrees with Mr.Frangi and he said that PM will be under pressure to deliver the results as expected. He believes that under the pressure of negotiation with both big business and the Greens, she needs to be ever mindful of how voters perceive they will be impacted by this tax, especially in these challenging economic times.</p>

			<content:encoded><![CDATA[<p></p><p>The first question you might ask the seller is why they would want to do anything. That is, why would they want to move out of the house, why did they call you today, why do they want to move into this other house and why do they want to do anything. So first you need to understand the why and then you need to understand the importance of that to them. This allows you to see if it is really important to them or if they are just making that up. By finding out if it is important to them it moves your sellers thinking and the why and helps you to determine that what they have just brought up is their underlying problem. Asking the right questions is one  of the most powerful <a href="http://www.rickotton.com">persuasion techniques</a>.</p>
<p>There are three questions you can use to do this and they are;</p>
<ol>
<li>Why do you want to do that?</li>
<li>Is it important to you?</li>
<li>Why is it important to you?</li>
</ol>
<p>People might say to you that the questions “Why do you want to do that” and “Why is it important to you” are the same questions. Now they are similar but not the same. You ask the seller, “Why do you want to move out of the house?” then you ask “Is moving out of the house important to you?” then you ask “Why is moving out of the house is important to you?” By doing this you are reconfirming in their mind that what they have just told you is important and it’s true. The reconfirming question of “Why is it important to you?” cements into the sellers mind that what they have said is important and has emotional strength around it. These are the three golden questions that have been asked of people for 30 to 35 years.</p>
<p>Quite often people will come to you with their problem (and remember, if they didn’t have a problem they wouldn’t be coming to you in the first place) and you need to find out the problem through asking the why questions.</p>

<p>Research shows that first time Australian home buyers are delaying their decision to buy a property due to heating property prices and increasing landing rates by Banks. In 2011, the number of people taking home loan is lowest since 1994. Generation Rent is more conservative and then prefer to live in a rental property rather than buying one.</p>
<p>A recent report by REIA’s house affordability report indicates that NSW is one of the highly unaffordable areas in Australia for the past 15 years. Aspirant home buyers will have to cough up as high as up to 34.5% of their annual income for the home loan repayment which is the highest across Australia as well as higher than national average too.</p>
<p>Number of first time home buyers declining since 2009. High prices of homes as well as government had ended the subsidized home loan rates.</p>
<p>Even people with steady jobs and qualifications are not confident if they would be able to buy a home or not. Many young people are living in sharing basis and saves money. Many of them are waiting for their parents to inherit their parent’s property.</p>
<p>The same attitude is everywhere across Europe as UK too. A report from Britain’s Independent Newspaper said that they have done a survey of 8000 people in the age group of 20-45 and found that ¾ people would like to buy their first home but 64% from them believe that they are not earning enough to afford a home. 			<content:encoded><![CDATA[<p></p><p>According to a global rating agency, the number of Australians who are not capable of paying their mortgage repayment on time hits a record high. Fitch Ratings, a global rating agency says the number of Australian borrowers falling behind on repayment by 30 or more days climbed from 1.4% to 1.79%.</p>
<p><a href="http://www.rickotton.com">Real estate investment companies</a> have been taking the blow of the rising interest rates and according to the agency one of  the reason for the significant Queensland floods and other natural disasters and increasing interest rates will worsen the situations.</p>
<p>Rating agency is still positive as the market is not as bad as Europe and US. First quarter of the year was tight for borrowers due to significant expense during Christmas and holidays. Cyclone Yasi, Queensland and Victorian floods worsened the situation a lot.</p>
<p>In a recent message to the public, Ric Battellino the deputy governor of the Reserve Bank of Australia said that borrowers were resilient and arrears rates were low as compared to international market. He added that Australians are now more cautious at borrowing than in the past 15 years when households became increasingly in debt.</p>
<p>He also said households are now borrowing at a slower rate and saving more but there was a raising concern that some of these at least may had over committed themselves financially in order to enter the market and are now vulnerable to rising interest rates.</p>
<p>The Reserve Bank is expected to lift interest rates again before the end of the year.</p>

			<content:encoded><![CDATA[<p></p><p>April sales volume fell nationally by 21% as compared to same month in last year. More than 10,000 real estate agents decided to quit their profession due to low sales volume and falling commissions for last few years. The property market is going through a challenging phase this time around.</p>
<p>Now a day, it becomes very hard to sell houses due to low customer confidence and rising interest rates. The condition is that more and more people are leaving the industry as compared to the new one who are joining it. According to many veteran industry professionals, this is one of the toughest times ever. According to census of 2006, there were 72,000 real estate agents and from that only 50,000 remained.</p>
<p>In Western Australia, licensed agents dropped from 3500 to 2600 in last one year and sales representative reduced from 11,000 to 7500.</p>
<p>Properties are taking much longer to sell and the number of listing is 31% higher than they were a year ago as weak demand fails to absorb 130,000 <a href="http://www.rickotton.com">private home sale</a>.</p>
<p>It goes to show that we cannot continue to use solve new problems with old solutions.</p>
